The investment project is prepared on the basis of the assignment of the Investor "Moto-Pfohe" EOOD, the agreed Pre-project investment study with the Owner, agreed Preliminary design with the brand designer of "VOLVO", design visa issued by the chief architect of Kremikovtzi municipality and the geodetic survey. on the ground provided by the Investor.

LOCATION OF THE SITE:
Showroom and car service for "VOLVO" is located on land owned by Moto Pfohe and is the second stage of construction of a complex, together with Showroom and car service "JAGUAR LAND ROVER". The approach to the terrain is from the Sofia Ring Road, it flows into the Northern Speed Tangent, in close proximity to the "clover" of the Ring Road and Botevgradsko Shosse.
The approach to the terrain is made with direct access from the Ring Road at elevation 530,541.

ARCHITECTURAL-COMPOSITIONAL SOLUTION AND CONTENT:
The showroom is designed at an elevation of 530.70, which is above the level of the adjacent Ring Road, in view of the good visibility to the Complex.
The height of the building is in accordance with the elevation of the cornice set by the Visa for design.
The service square space and the exhibition hall are built entirely on an embankment. In view of the natural terrain and its natural drainage, the building is designed on two semi-levels - elevation ± 0.00 and elevation -1.60, separated by a expansion joint.
At an elevation of ± 0.00, oriented with its long axis, the showroom and the square space in front of it are situated, where customer parking for 9 cars is zoned on the right, and on the left is an exhibition area for 10 second-hand cars. In the exhibition hall for cars there are separate consulting and trade areas and offices, areas for goods and accessories, customer service areas - reception, rest customers and visitors, configuration, cafe, bathrooms for visitors, exit for new cars and charging entrances with cars.
The approach to the car service and the parking lots is made with a two-arm ramp from the inner premises of the complex.
The ramp is for official access of trucks and heavy vehicles with a slope of 6%.
From the north, at elevation -1.60, an entrance is designed for a reception with information areas, cash register, dispatchers, spare parts store, service technician, in functional connection with the mechanical service, solved with an entrance from the north and an exit from the west.
On the south side of the building is the entrance for the warehouses and technical rooms, serving the service and a service entrance for loading with spare parts and an entrance for workers, providing a functional connection with the mechanical workshop. All technological premises are designed in this area. Office staircase provides a connection to the second level +1,60, where there are toilets and living rooms, staff training room.

ARCHITECTURAL AND CONSTRUCTIONAL IMPLEMENTATION:
The building is designed with a combined structure and is divided by structural joints into two main bodies along axes 4 and 5.
In the case of a monolithic reinforced concrete skeleton with a mixed structural system (skeletal-beam and beamless), the roof structure is a reinforced concrete slab, designed as flat roofs with partially equipped HVAC equipment.
In the metal construction, designed to cover the showroom and the repair hall, the roofs are made of profiled steel, protected by thermal insulation and waterproofing by layering. The enclosing walls are made of coffered panels with internal thermal insulation.
The main load-bearing elements of the building are slabs, beams, columns, reinforced concrete washers, strip and single foundations connected with rafters. A metal structure with the necessary spatial connections covers the showroom and the repair hall.


The construction was carried out in accordance with legal regulations and approved projects.
No damage was caused to the surrounding area - neighboring properties and existing underground pipelines and facilities.
The car center is built entirely to the standard of the manufacturer Volvo Retail Experience and features a sophisticated Scandinavian style, clean lines and attention to detail, and the choice of materials and surfaces, as well as the quality of construction fully contribute to the creation of sophisticated space.
This is a modern and high-tech complex, offering under one roof the full range of products and services for all customers and fans of the car brand.
